What we cover

The mortgage. The rate you're on, when it ends, what it reverts to, and what the early repayment charge looks like if you moved today.

What's changed at your end. Income, the business, a new arrival, plans to move or to buy again. Most reviews turn on something that happened since we last spoke.

Whether the market has moved in your favour. Sometimes it has and it's worth acting. Sometimes it hasn't and the honest answer is to sit tight, which is a perfectly good outcome for a review.

The protection behind it all. Cover written years ago against a situation that has since changed is worth a look, even if nothing needs doing.

When it's worth booking sooner

If your mortgage deal ends within the next 6 months, book now rather than later. The old rule was to start looking half a year out, but several of the biggest lenders have since cut their product transfer window to 3 or 4 months. That means the rate you can see today isn't always one you can take yet, and if you plan around the wrong number you can drift onto the standard variable rate by default.

Getting the review done early gives us time to work with. Windows vary by lender and can change, so it's worth checking where yours actually sits.

Common questions

Does the review cost anything?

No. The review itself is free and there's no obligation to do anything afterwards. If a recommendation follows and you choose to proceed, our fee is discussed and agreed before any work starts.

Will it affect my credit file?

No. A review is a conversation. Nothing is applied for and no credit search is carried out unless you decide to proceed and give us the go-ahead.

What if nothing needs changing?

Then we'll tell you that. A review where the answer is "you're in the right place, speak to us again in a year" is a good result, not a wasted call.

What do I need to have ready?

Nothing. We hold your file. If you happen to know your current lender and roughly when the deal ends it speeds things up, but we can find that out on the call.

How long does it take?

Twenty minutes. If it turns into something bigger, we'll book proper time rather than rush it.
